Sarasota to Naples
Five towns,
117 miles, none interchangeable
Sarasota to Naples is 117 road miles and about two hours on I‑75. Sarasota has a theater season. Cape Coral has a boat lift behind the house. Sanibel voted against high-rises. Those are not the same decision.

Which of the five should you look at first?
Start with what you want to do on a Tuesday, not what you want to see on a Saturday. If the answer involves a boat, start with Cape Coral. If it involves walking to dinner, Naples or Sarasota. If it involves birds and a bicycle, Sanibel.
Sarasota
Circus money became an art museum in 1930, and a mid-century architecture movement came out of here that almost no area guide mentions. Closest of the five to Tampa: about an hour.

Fort Myers
The deepest history on the coast — Edison bought thirteen acres of riverfront here in 1885 — plus the airport everyone flies into, and a barrier-island town still rebuilding after 2022.
Fort Myers, in detail →
Sanibel
An island that became a city in order to control its own building, with a federal wildlife refuge over a large share of it. The counter-argument to everything fast-growing on the mainland.

Cape Coral
More than 400 miles of canals by the City’s own count, and the reason a boat can live behind the house. Also where we live and where two of our three rentals are. Gulf access is the one local term buyers most often get wrong.

Naples
The walkable one, and the expensive one. Median owner-occupied home value in the city of Naples was $1,525,600 in the Census Bureau’s 2020–2024 figures, against $373,500 in Cape Coral. Worth knowing before you fall in love.

Getting here, and out
How far is Miami, Tampa and Orlando?
All three are a morning’s drive. From Cape Coral, Miami is 159 miles east across Alligator Alley, Tampa is 133 miles north, and Walt Disney World is about three hours.
Traffic here is strongly seasonal — a January drive is not a July drive — so read every time as the version you get on a good day.

Read this coast as…
You are buying five months, not twelve.
The questions change: what does the place cost to hold while you are not in it, how far is the airport, and is there anything to do in April when the season empties out. Naples and Sarasota are the walkable options. Cape Coral is the one where a boat makes the season. Sanibel is the quietest and the hardest to get on and off.
The unglamorous items decide it: insurance, HOA or condo dues, and whether you will homestead.
Year-round life is a different test from a good February.
What matters is the commute you will actually drive, the hospital you would use, whether August is liveable for you, and the school question. Fort Myers is the service center. Cape Coral has the space and the water. Sarasota has the most to do when the visitors leave.
On August: rent for a summer before you buy, if you can. It costs almost nothing to follow.
We run three rentals ourselves, so here is the honest shape of it.
Minimum-stay rules differ by municipality and change, condo and HOA documents can forbid short stays outright, and insurance and elevation are the numbers that move a deal on the coast. Those are all knowable before you offer.
What you will not find here is a projected return, an appreciation forecast, or a rental-income estimate.
Pick your water first and the rest follows.
Want a dock and a boat: Cape Coral. Want to walk to the sand: Fort Myers Beach. Want shells and birds and no traffic lights: Sanibel. Want dinner you dress for: Naples. Want a museum and a beach in one day: Sarasota.
We host three homes and each one answers a different version of that question, which is deliberate.
Questions about this coast
Which part of Southwest Florida is best for snowbirds?
Which part of Southwest Florida suits a snowbird depends on whether you want to walk, boat or be left alone. Naples and Sarasota are the walkable options, with restaurants and theater within reach on foot. Cape Coral suits snowbirds who want a boat, because its canals put a dock behind the house. Sanibel is the quietest and the least convenient, reached only by a toll causeway. Fort Myers is the practical middle: the airport, the hospitals and the shortest drive to the other four.
How long does it take to drive from Southwest Florida to Orlando or Disney World?
About three hours from Cape Coral or Fort Myers, and under two hours from Sarasota. Cape Coral to Walt Disney World is between 147 and 184 road miles depending on the route you take — I-75 to I-4, or US 17 — and Sarasota to Walt Disney World is 115 miles, about an hour and fifty-five minutes, per Google Maps in August 2026. Traffic on this coast is strongly seasonal, so allow more time between January and April.
Is a Disney annual pass worth it if you live in Southwest Florida?
It can be, because Orlando is a drive rather than a flight from here, so a pass is spread over day trips instead of holidays. Three of Disney’s four annual passes are sold to Florida residents only, and standard theme park parking is included with an annual pass. As of 10 August 2026, Disney listed the Pixie Dust Pass at $489 plus tax, the Pirate Pass at $869, the Sorcerer Pass at $1,099 and the Incredi-Pass at $1,629. Check the blockout dates before you choose: the cheapest pass is blocked at weekends, and a park reservation is required in addition to a pass.
What is the difference between Cape Coral, Fort Myers, Sanibel, Naples and Sarasota?
Cape Coral is a canal city where waterfront means a dock rather than a view, with more than 400 miles of canals by the City’s count. Fort Myers is the mainland service center with the region’s airport and the Edison and Ford Winter Estates; Fort Myers Beach is a separate town on a barrier island. Sanibel is a low-density island that incorporated in 1974 to control its own development and holds a large federal wildlife refuge. Naples is the walkable and most expensive of the five. Sarasota is the cultural north end, an hour from Tampa.
Which airport should you fly into for Southwest Florida?
Southwest Florida International Airport (RSW) in Fort Myers is the main gateway for all five areas. It served more than 11.1 million passengers in 2025 and offers nonstop service to more than 75 destinations. Punta Gorda Airport (PGD) to the north is served by Allegiant and Sun Country and is a good option if their schedule suits you. Sarasota Bradenton International (SRQ) is closest if Sarasota is your destination.
Has Southwest Florida become too crowded?
Southwest Florida is busier than it was and it is still not a large metropolitan area. Lee County grew 15.1% between the 2020 census and 1 July 2025, reaching an estimated 875,607 residents, and Cape Coral grew 21.8% to 236,264. For scale, the city of Naples had 20,114 residents and Sarasota 58,458. Traffic is seasonal rather than constant — heaviest roughly January to April — and Sanibel’s population actually fell 1.3% over the same period.
How do public schools work in Southwest Florida?
Florida’s public school districts are countywide. Cape Coral, Fort Myers, Fort Myers Beach and Sanibel are served by the School District of Lee County; Naples by Collier County Public Schools; Sarasota by Sarasota County Schools. Florida also operates a controlled open-enrollment framework under section 1002.31 of the Florida Statutes, which lets a parent apply to any public school in the state that has not reached capacity, provided the family arranges transport. The Florida Department of Education publishes official school and district grades annually, and that is the source to use rather than anyone’s characterisation.
Do you have to pay a toll to reach the islands?
To reach Sanibel, yes. The Sanibel Causeway charges $6.00 for a two-axle vehicle with a transponder and prepaid account, or $6.00 plus a $3 administrative fee by pay-by-plate, and Lee County charges it only on the trip out to the island — the return to Fort Myers is free. Lee County’s LeeWay program sells discount passes, including an unlimited annual Sanibel pass. Fort Myers Beach is reached by a bridge with no toll.
